A defect is not a problem until it is handled badly. In NSW residential building the Home Building Act sets statutory warranties that run for years after completion, six for major defects and two for the rest, and the difference between a repair and a tribunal matter is usually how the builder classified, responded to and documented the first complaint. Most builders learn this the expensive way, once.

This course covers the whole defect lifecycle: how to classify a defect correctly as major or minor and why the classification decides the warranty period; the defects liability period in your contract and what it does and does not oblige you to do; the statutory warranties under the Home Building Act and how they interact with the contract; and the inspection, reporting and rectification procedures that protect both the owner and you. It then works backwards into prevention, with a quality assurance system sized for a small building business that stops the common defect categories before they are built in.

It is filed under the NSW Technical issues CPD topic and earns points at the 1-point-per-hour tier under the NSW scheme.
